When Andy Williams sang the timeless holiday hit song “The Most Wonderful Time Of The Year” he was singing about the joy felt during the Holiday Season. “It’s the hap-happiest season of all. There’ll be parties for hosting. Marshmallows for roasting.” Andy, could have been singing about the Real Estate Market as well. December is also The Most Wonderful Time Of The Year to buy your new home. Historically December is one of the cheapest times of year to purchase a home. Many sellers suspend there listing during the holidays Thanksgiving through New Year’s Day. They have parties to host and marshmallows to roast! Sellers who keep their homes on the market are more motivated to sell their home. Sellers will be more willing to negotiate the terms in December. They may take a lower than listing price offers, offer to pay closing costs or other seller concessions. During the holidays many buyers will suspend their home search. They do not want to look at homes in the rain, sleet and snow, that is saved for the Postal Service. They also have parties to attend a shopping to do. This reduces the competition in the market. December creates a unique time of the year when there are fewer buyers in the market, and sellers are more willing to accept offers.
While market conditions may be perfect to find the right deal, you will have to keep open mind. There are fewer open houses during the holidays. You may have to brave the Winter elements to see a home. Home inspections may be difficult in the Winter thanks to the weather. You may not get the full effect of a property in the grey skies of Winter. In spite of the Winter challenges the process can be easier. The Real Estate business is historically slower in the Winter. Lenders and Realtors tend to be more accessible working with fewer buyers in the Winter making the process easier and faster. You may have to brave the weather and miss a holiday event of two, but you might find the right home for the holidays. Next year you might be hosting parties and roasting marshmallows in your new home.
